Anaheim's 195 Downtown Grill Forced to Close, Owner Blames LAB Holding Development Company

A popular Anaheim sports bar is being forced to shut its doors amid city plans to overhaul the area.  

Seven-year-old 195 Downtown Grill is one of the last remaining businesses on Center Street, a shopping plaza that was sold by the city to LAB Holding development company in an attempt to revitalize the area. LAB Holding, run by Shaheen Sadeghi, who's responsible for launching Costa Mesa's "anti-malls" the LAB and the Camp, plans to transform the plaza into a 1940s-themed destination hub filled with vintage-style shops, as I wrote in my cover story earlier this month.

Most of the businesses on Center Street were on month-to-month or short-term leases and left when LAB Holding took over because they couldn't afford the new rent. According to 195 Downtown Grill owner Andrew Dorsey, his rent skyrocketed from $5,000 per month to $12,500 per month on June 1, even though he had a 15-year lease. He fought the change because under his original agreement, rent couldn't be raised more than a minimal amount.

Sadeghi's company sued 195 Downtown Grill for not paying the new rent, and on Monday, Dorsey lost the case. Dorsey said it was due to loopholes. Anaheim's redevelopment agency, which previously managed Center Street, found the bar was late on rent once in 2009, and therefore, the 15-year lease was nullified. Also, the lease required that the bar serve lunch, and Dorsey stopped doing so because it wasn't profitable.

Dorsey, who is known in the community for hosting charitable events, says that for the past six months, he has "watched lives get turned upside-down" because they didn't fit into the city's vision, and blames Sadeghi for "swallowing the little guy." 
 
"Our goal now is to just let everyone know what this guy is doing and all the people he's hurting," Dorsey says. "These little guys don't have the money or power or network to have a fair fight. I've got 30 employees who are going to be without Christmas gifts this year. I'm more worried about them than myself."  

Dorsey's 195 Downtown Grill will host a press conference at noon on Friday, followed by a farewell party that night.

So sorry to hear the news...195 was such a well run family gathering place & I always looked forward to dropping in, for birthdays, anniversary's, just fun get-to-gethers, I'll miss getting to hear my son Doug Peters & my adopted son Mark Briones play their music! We had good food, lots of fun & now many good memories.....good luck, we always felt welcome because of wonderful owners....

Sad to see 195 closing down! I really loved the the party scene and their 195 lemonade. I hosted my 25thca bday there last year. Showed up with a party bus with all my friends. Maybe the owner can bring 195 to L.A

Unbelieviable! If it isn't broke why fix it? I'm so sorry to hear 195 will be no more. The 195 owners I know and and the privilege to work for never give up, and despight this one losse their stride to success cannot be not stopped. They will prevail, you'll see!

"loopholes?" you gotta be kidding.  i know for a fact this guy didn't pay rent to the city or his new landlord.  nada.  is that the "loophole" the judge used to finally evict him? and i am also on this street.  "charity functions" you gotta be kidding.  more like brawls needing police response every weekend scaring our customers away syanara

I worked next to 195 from for many years at a little coffee shop called Silver Screen Cafe. Since the City of Anaheim began to build Apts, Condos, the Muzeo and other shops to improve the area and bring in more business, it has only made the area look more deserted and many of the old business establishments suffered tremendously after. Last time I went to Downtown Anaheim to visit my old boss at the Cafe I saw a big sign over it saying that it was for LEASE. I found out that the Cafe as well as many business in the area were forced to shut down because their rent tripled and their businesses were already slow in the first place. It is a tactic done by the LAB so they can get rid of them and bring in new businesses. Most likely once they find the tenants they want to have and attract they will charge them a good deal on rent. It is really sad and the City of Anaheim, which claims to be a "business friendly" city, has done a terrible job at making sure its Downtown area thrives. They have done bad business deals that only hurt the community that lives and works there.

You are a FOOL to do business with Shaheen Sadeghi. Isn't he all for "community" and small business-this goes completely against his supposed marketing. Don't doubt for a second that this will happen if you sign a lease with this a-hole.  Ban everything Sadeghi is involved in, he is complete poison.

Let's boycott the lab anti mall! I'm anti lab. F&€% that place & there new development!! 195 is real. Real people who were always happy to see you. I will never step foot @ this new development because of this.

What a shame! 195was the only decent spot left in that part of Anaheim .. which is getting little to no business these days in spite of this. There will no doubt be a few of the "colony" people that might enjoy it .. but for the rest of us just a better reason to boycott this new 40's themed garbage and just drive a little further to Downtown Fullerton.

HEAR HEAR!!!! He is currently suing our city with two different lawsuits. He once claimed to love our community too. Once we as a city (San Clemente) learned he was stealing our publicly owned land we put a stop to his lies. Now he is suing. This  reep  needs a swift kick! The North Beach project would have done so much for the City of San Clemente. That area right now is a blight on the community and serves as a sea of asphalt and parking. The Lab's project would have increased the neighboring land values and brought other businesses to that end of the city. They weren't stealing land from the city. They were buying it. It is because of people like you that San Clemente will remain a dump.
