Mitsuwa Marketplace Coming To Irvine

When Edwin and I had lunch at the new Loft Hawaiian in Costa Mesa last week, I struck up a conversation with the cashier. Actually, it was mostly me profusely thanking them for opening a location closer to home. What he disclosed to me next was nothing short of major scoopage!

Said employee went on to say that they are narrowing down a location for a future Irvine branch. When I pressed kindly asked for more information, the insider stated, "either by UCI or in Mitsuwa Marketplace." Come again? "Yeah, they're building another one now." Where? "I don't know."

To hear folks mock Irvine for its chain restaurants and cookie cutter communities is amusing when one considers it also houses two 99 Ranch Markets, H-Mart, Wholesome Choice, Super Irvine, Zion Market, and now a future location of the largest Japanese supermarket in the U.S. Who knew Regency Centers (yes, non-Irvine Company property management does exist) would include master plans of such ethnic proportions?

Currently undergoing a $10 million dollar makeover, Heritage Plaza, at the intersection of Culver and Walnut, will be Mitsuwa's next home. The largest space to close in the plaza was Ace Hardware, so the 13, 853 square feet needed to accommodate a grocery store and food court will most likely set up shop there. In an OC Metro article, Gregg Sadowsky, Senior Vice-President for Regency Centers, stated, "The addition of Mitsuwa Marketplace further strengthens the tailored merchandise mix at Heritage Plaza. [It meets] the growing need for Asian products in the surrounding Irvine community."

Estimated completion is slated for November of this year. Hard to say if this is a blessing or curse, as the plaza is already packed more often than not. Fortunately, the recent addition of a looooooong right turn lane is helping with some of the notorious congestion. We'll just have to mark our calendars and see.

The parking at the Mitsuwa in Costa Mesa is terrible also, Like driving a 70's Cadillac in downtown Tokyo!

I can't wait when Mitsuwa opens in my city. Then I wouldn't need to go far for Japanese products.

or take the bus. There's a bus stop right across the street from Heritage Plaza.

Shuji - I'm not sure if they could really improve the parking lot.  I haven't been to a Mitsuwa before, but I'm guessing that it's really popular, which means a lot of new cars - sort of like dropping a 99 Ranch in there (like at Jeff & Waln).  I do love all the options for food we have there, and I can walk there easily (and enjoy that) but a lot of times the car is necessary for what you have to do.  Was anyone around when the weekend construction combined with road work forced drivers exiting to Walnut to leave via the ingress across from Annapurna?  Talk about a real Carmageddon.  It was ugly that Saturday.

Ofcourse there's ways they can improve that parking lot. For instance - The shopping center off Jamboree & Dupont has an underground parking lot and an above ground parking lot. Also, the Diamond Jamboree shopping center has a 3-story parking structure and an above ground parking lot.

Yep, this is my hood, too, and I agree as well about the parking. However, my first thought was "Hooray! Now we don't have to travel so far to get our fix at our favorite Japanese supermarket." Instead of putting it in where Ace once stood, I think they should put Mitsuwa where Ralphs is now...I have always wondered why there are two Ralphs just around the corner from each other - plus, the Ralphs across from TMP is a Fresh Fare, and much nicer if you ask me...

I'll go along with Mike and Shuji about the parking—it's so bad I usually end up parking in the adjacent plaza (with Caspian) and walking.

Ugh. The Caspian / Super Irvine lot is a nightmare in its own right. It's enough to make me upgrade my car insurance right now.

I should be happy about Mitsuwa moving into my neighborhood, but I'm not.

MikeHu is right about the parking. It's already a disaster and it's only going to get worse when Mitsuwa opens. Let's see if Regency does anything about redrawing the parking lot to improve space and flow problems.

That's my neighborhood, and the parking is going to be horrendous no doubt when Mitsuwa opens.  It's always been bad over by the Ace.  It's going to be tough to get into CVS now. I'm sure it's a great store, but it's hard to figure what Regency is thinking.  Oh, wait, they cut down all the older trees at the Plaza, that provided shade and ambiance, so now I remember - they don't give a cr*p.
